Fewer messages to the manager
“How much do I owe?”, “did you get my payment?”, “is the BBQ area free on Saturday?”, “can you send me the bylaws?”. Each question is a message the manager answers by hand. The CondoCMS portal puts those answers on every resident’s phone.
What each resident can do
Their unit’s finances (owners)
Owners see their account statement with every fee, charge and payment, and report payments by attaching the receipt. When management confirms it, they get notified. See fees, payments and delinquency.
Bookings and visitors
Book common areas with real availability, and pre-authorize visitors with a QR pass shared from the phone. See amenity bookings and visitor control.
Announcements and documents
Management’s announcements arrive formatted (headings, lists, links), can be scheduled and record who read them. Condominium documents (bylaws, minutes, financial statements, contracts) are shared by audience: the board only, owners, or residents too.
Issues
Report an issue with photos and follow its status until it’s resolved. See maintenance and incidents.
Notifications
An in-app bell gathers the important alerts, which also arrive by email: new announcements and documents, confirmed or rejected payments, a visitor’s arrival, changes to their reports and more.
Owner is not the same as resident
CondoCMS distinguishes whoever owns the unit from whoever lives in it. The owner sees the finances and votes; the resident handles day-to-day matters without financial access, unless the owner delegates it. An owner who lives in their unit has both permissions.
On the phone, nothing to install
The portal runs in the browser of any phone, tablet or computer, in Spanish or English.
Before choosing a platform, see our guide on how to choose condominium management software.
Frequently asked questions
Do residents need to download an app?
No. CondoCMS runs in the browser on a phone, tablet or computer. Signing in is all it takes.
What does a tenant see versus the owner?
The owner sees the unit’s finances and votes in assemblies. The tenant or resident handles day-to-day things (bookings, visitors, announcements, issues) without financial access, unless the owner delegates it.
How do alerts arrive?
Through a notification bell inside the app and by email: new announcements, confirmed or rejected payments, arriving visitors, changes to an issue report and more.
